Can I release home equity and leave it in offset until I need it?
You can potentially refinance for a larger amount and keep released funds in an offset, but approval still depends on equity, serviceability, purpose and lender policy. The larger debt/limit can also affect future borrowing assessments even while cash is sitting in offset.
What changes the answer
Start with usable equity, then separately test serviceability for the larger limit.
Compare the cost of arranging the facility early with the value of having capital ready when an opportunity appears.
What to check before acting
Keep the future use of the funds documented, especially if tax deductibility may later matter.
- Use your actual balance, price, term and fees.
- Keep the comparison on the same time horizon.
- Check any tax-sensitive or contract-specific point against the current source document.
